Voids Supervisor
Reports to: Voids Repairs Manager / Assistant Voids Repairs Manager
3 months ongoing contract 
Full time hours - Monday to Friday 9am to 5pm
£32 per hour umbrella 

Key Responsibilities

• Inspect, assess and triage void properties, identifying required works and appropriate delivery routes.
• Manage voids end-to-end, ensuring completion within agreed timescales, quality standards and budget.
• Coordinate clearance, asbestos, pest control, gas, heating and electrical works.
• Specify, raise and manage works orders and variations using NEC Northgate and relevant SORs.
• Monitor DLO and contractor performance, productivity, quality and KPIs.
• Review RAMS, COSHH assessments and other compliance documentation.
• Conduct site inspections and health & safety audits, addressing corrective actions.
• Investigate accidents, incidents and near misses.
• Resolve operational issues and coordinate with Repairs, Gas, Electrical, Housing Management, Estate Services and other teams.
• Ensure properties are snag-free, fully certified and ready for occupation.
• Manage resident, contractor and neighbouring property issues where required.
• Lead, coach and develop staff through one-to-ones, performance management, training and mentoring.
• Support recruitment, attendance, disciplinary and employee-investigation processes.

Experience & Skills

• Strong experience in voids, repairs, property maintenance or building services, ideally within local authority or social housing.
• Experience supervising DLO trades, contractors or subcontractors.
• Good understanding of void inspections, works specification, contractor management and property handover.
• Experience with NEC Northgate, NHF/DLO Schedule of Rates, works orders and variations is desirable.
• Knowledge of health & safety, building regulations, asbestos, RAMS and COSHH.
• Experience carrying out site audits and investigating accidents/incidents.
• Strong people-management, performance-management and stakeholder-management skills.
• Ability to manage competing priorities and deliver safe, timely and value-for-money outcomes.
• Relevant housing, property, construction or repairs qualification is desirable
